The Application Process

Thanks for your interest in one of our rental properties. Rush Realty Limited is committed to supporting the Fair Housing Act, which prohibits discrimination based on race, religion, sex, national origin, handicap or familial status. Rush Realty leases properties in various jurisdictions and follows each jurisdiction’s zoning, as well as other laws and regulations as it relates to leasing of rental property. The following qualification standards will be applied to each prospective resident. Please read the following information and instructions before proceeding.

Qualifying Criteria

In order to be considered for residency, you must, at a minimum, meet the following criteria:

  1. You have a verifiable household monthly income at least 2.5 times the rent of the property for which you are applying; or you can provide bank statements, student loan information or other proof of liquid / available funds equal to at least 10 months of rent, plus first month’s rent and the security deposit.
  2. You do not have an open bankruptcy or one that closed in the past 12 months.
  3. You have not been evicted from a previous rental in the past 7 years.
  4. You do not have an outstanding balance with a previous landlord or management company .
  5. You have not been convicted of a felony associated with theft, violence, drugs, weapons or sexual crimes in the past 7 years.
  6. You are not a smoker; do not smoke outside; do not use or grow cannabis products of any kind; do not vape or use any similar lighted or inhaled products.

If your answer is “Yes” to all of the statements above, please proceed. If not, please contact us for clarification.

NOTE: Several factors may/will be used in evaluating your suitability as a tenant, including, but not limited to: credit history, verifiable income, rental history and criminal background. An applicant with negative credit history; no credit history; or a guarantor who lives out of state may be considered for approval, but may be required to pay the equivalent of up to two months of rent as a security deposit.

Steps in the Application Process

  1. Complete the online application.
  2. Each person 18 years of age or older who will reside in the property must fill out a separate application. If an applicant leaves any line blank and does not provide a satisfactory explanation for the omission, the application may be considered incomplete.
  3. Each applicant must pay a $25 application fee. You can pay these fees via PayPal (if you have either a credit card or PayPal account), or by check or money order.
  4. Each applicant must provide Rush Realty a copy of a valid government-issued photo ID.
  5. Each applicant must provide Rush Realty evidence of income. Acceptable forms of income verification include, but are not limited to: pay stubs for past 60 days; past year’s tax return; a copy of a checking, savings or investment account showing regular deposits in the amount of your stated income; employment offer letter that includes salary; SSI / Disability letter stating the monthly payment.
  6. Each applicant must provide information regarding their pets at https://rushrealty.petscreening.com. There is a $20 charge for your first pet and $15 for your second pet. Applicants are encouraged, but not required, to provide information about Assistance Animals during the application process at https://rushrealty.petscreening.com There is no fee for completing the Assistance Animal profile.
  7. Information that Rush Realty requests from the applicant, landlords / employers / other third parties must be provided in a timely manner. If this information is not provided within 24 hours of the request, the application may be considered incomplete.
  8. An application is not considered complete until each applicant has filled out and signed an application; paid the application fee; provided verification of income; provided a copy of a valid ID; provided information to Petscreening and provided other information requested by Rush Realty. Incomplete applications may be rejected.
  9. Please confirm that we have received your application by calling, texting or emailing us.
  10. Rush Realty will continue showing the property until all applicants in your group have been approved and the applicants have paid either a holding deposit or the security deposit. Holding deposits and /or security deposits must be paid in “good funds,” generally a cashier’s check or money order.
  11. If your application is approved, Rush Realty charges a Lease Preparation Fee of $100, due at move in.
